A 60 hectare master plan located in capital city of the Kingdom of Bahrain, Manama. This dense development has an FAR of 700%, providing a place for live, work and play for a expected population of around 30,000 people, the scheme is sits out in the sea on reclaimed land. The scheme provides over 5,000 homes as well as office, leisure and school and retail. The client’s brief requested for a large marina and a beach with specific request that the two are in close proximity and view – this drove the iconic form of the oyster. This new development gave great opportunity to introduce green elements to the design throughout the scheme which will help encourage people to be outdoor even in such hot climate as well as to enhance the existing lush green-scape which the country already has. ‘Pockets’ of garden at ground level create public spaces where the size are retrained so that it could be shaded sufficient in the hot climate. It also allowed the important section through the site which encourages atrium spaces and sky gardens to help cool the buildings as well as bringing the community together. A series of iconic buildings are linked through aesthetic appearance as well as defining the rules of green elements. For example, parts of the buildings are suggesting to use treated timber in the façade which could bear the harsh conditions out in the middle east and reduce maintenance costs. The first prototype to try and incorporate timber into the full façade of a high rise building.
