Located on the north side of Luijiazui CBD, Mingshen Marina is designed as part of the Luijiazui development. In response to ‘the Bund’ immediately facing on the other side of the river, the master plan is designed with sustainability and culture in mind. Situated in a old factory and port site, the design takes advantage and works together with the existing layout and expired building in the attempt to revitalize the entire district which will reconnect itself back with the new builds of the financial district. Unlike most designs or master plans, this development does not remove or demolish any of the existing buildings, yards and factories but implements a cultural and ‘cool’ strategy to position the place as the next ‘location fashion icon’. The uses of each building will be converted into a commercial mixed-use complex lined with offices, galleries, exhibition halls, bars and cafes and restaurants, whilst the exterior of the buildings will retain its original façade with minor new construction intervention, mostly glass and steel (to reduce the impact of the effect on the historical architecture), to meet modern day and use demands. The main focus along the promenade will be waterfront activities, including, marina, open outdoor exhibition, viewing decks and plazas and a boardwalk. Each building use is designed to get the best out of each of the existing structure whilst forming together as a cluster that will encourage people to live, work and play.
